Common Boiler Problems and How to Fix Them

Boiler problems can range from minor inconveniences to serious issues that require professional attention. Understanding the most common faults and knowing which ones you can safely address yourself can save you time, money and stress. Here is our guide to the most frequent boiler problems encountered by London homeowners.

1. Boiler Losing Pressure

Symptoms: The pressure gauge reads below 1 bar; heating may not work properly.

Common causes: A small leak in the system, recently bled radiators, or a failing pressure relief valve.

What you can do: Repressurise the boiler via the filling loop. Open the filling valves slowly until the pressure gauge reads 1-1.5 bar, then close the valves. If the pressure drops again within a few days, there may be a leak that requires professional investigation.

2. No Heating or Hot Water

Symptoms: Boiler appears to be running but radiators are cold and hot water taps run cold.

Common causes: Diverter valve failure, broken thermostat, airlocked system, or motorised valve fault.

What you can do: Check that the thermostat is set correctly and the timer is on the right schedule. Check the boiler pressure. If these are fine, the problem likely requires a Gas Safe engineer to diagnose and repair.

3. Strange Noises (Kettling, Banging, Gurgling)

Symptoms: Unusual sounds coming from the boiler or heating pipes.

Common causes: Limescale build-up on the heat exchanger (kettling), air in the system (gurgling), or a failing pump (humming or buzzing).

What you can do: Bleed your radiators to release trapped air. If the noise persists, a professional power flush or component replacement may be needed.

4. Boiler Keeps Switching Off

Symptoms: The boiler fires up but shuts down shortly afterwards, sometimes displaying an error code.

Common causes: Low water pressure, a blocked condensate pipe, a faulty thermostat, or a problem with the ignition.

What you can do: Check the pressure and repressurise if low. In cold weather, check whether the condensate pipe is frozen and thaw it carefully with warm (not boiling) water. If the problem continues, call an engineer.

5. Radiators Not Heating Up

Symptoms: Some or all radiators remain cold when the heating is on.

Common causes: Trapped air, sludge build-up, a failing pump, or an unbalanced system.

What you can do: Bleed cold radiators. If bleeding does not help, the system may need balancing or a professional power flush to remove sludge and debris.

6. Leaking or Dripping

Symptoms: Water dripping from the boiler casing or pooling underneath the unit.

Common causes: Failed internal seals, corroded pipes, a cracked heat exchanger, or high system pressure causing the pressure relief valve to discharge.

What you can do: Do not attempt to fix a boiler leak yourself. Turn off the boiler and call a Gas Safe engineer. A leaking boiler can cause water damage and electrical hazards.

7. Frozen Condensate Pipe

Symptoms: Boiler displays an error code and will not fire up during cold weather. You may hear a gurgling sound.

Common causes: The external condensate pipe has frozen due to sub-zero temperatures.

What you can do: Locate the condensate pipe (usually a white or grey plastic pipe running from the boiler to an external drain). Pour warm water over the frozen section to thaw it. Reset the boiler. Insulate the pipe to prevent recurrence.

8. Thermostat Problems

Symptoms: The boiler does not respond to temperature changes, or the heating comes on at the wrong times.

Common causes: Dead batteries in a wireless thermostat, incorrect programming, or a faulty thermostat unit.

What you can do: Replace the batteries, check the programming and ensure the thermostat is positioned away from heat sources that could give false readings. If problems persist, the thermostat may need replacing.
