What Is a CP12 Gas Safety Certificate?
A CP12 is the official gas safety certificate — also known as a Landlord Gas Safety Record — that confirms all gas appliances, flues, and pipework in a property have been inspected and are safe to use.

Gas Safety (Installation and Use) Regulations 1998
Under these regulations, landlords have a legal duty to ensure all gas appliances, fittings, and flues in their rental properties are maintained in a safe condition. An annual gas safety check must be carried out by a Gas Safe registered engineer, and a record (CP12) must be kept for at least two years.

A CP12 gas safety certificate must be renewed every 12 months. You can have the check carried out up to two months before the expiry date without losing any time on your certificate — the new certificate will run from the expiry date of the old one, not the date of the new check.
If you do not have a valid CP12 gas safety certificate, you are breaking the law. You could face a fine of up to £6,000, criminal prosecution, and your landlord insurance may be invalidated. In serious cases, you could face imprisonment. You may also be unable to serve a valid Section 21 eviction notice without a current gas safety certificate.
A typical gas safety check takes between 30 and 45 minutes for a property with a single gas appliance such as a boiler. Properties with multiple gas appliances will take longer — allow approximately 15 to 20 minutes per additional appliance. The certificate is issued on site immediately after the inspection.
No. If your property is fully electric with no gas supply, no gas meter, and no gas appliances, then a CP12 gas safety certificate is not required. However, if there is a gas supply to the property — even if no gas appliances are currently connected — you should still have the pipework checked.
If an appliance is found to be unsafe, our engineer will classify it as At Risk (AR) or Immediately Dangerous (ID). An ID appliance will be disconnected and the gas supply isolated for safety. We will explain the issue, provide a quote for the repair, and in many cases can carry out the repair on the same visit so you can get your certificate without a second appointment.
