Understanding Boiler Types: Combi, System and Regular

Choosing the right type of boiler is one of the most important decisions you will make when installing or replacing your heating system. The three main types of domestic boiler in the UK are combi (combination), system and regular (also known as conventional or heat-only). Each type has its own advantages and is better suited to certain property types and household needs. This guide explains the key differences to help you choose the right boiler for your home.

Combi Boilers

Combi boilers are by far the most popular type of boiler in the UK, accounting for over 70% of new installations. A combi boiler provides both central heating and hot water from a single compact unit, without the need for a separate hot water cylinder or cold water storage tank in the loft.

How they work: Combi boilers heat water directly from the mains when you turn on a hot tap. There is no stored hot water, so you get hot water on demand whenever you need it.

Advantages:

  • Compact size, saving valuable space
  • No need for a hot water cylinder or cold water tank
  • Hot water available on demand
  • Quick and cost-effective to install
  • Energy efficient, as there is no heat loss from stored water

Best for: Small to medium-sized homes with one or two bathrooms and moderate hot water demand.

Limitations: Combi boilers can struggle to supply multiple hot water outlets simultaneously. If you run the shower and kitchen tap at the same time, you may notice a drop in flow rate.

System Boilers

System boilers work with a hot water cylinder (usually located in an airing cupboard) to store a volume of pre-heated water that is ready for use. Unlike regular boilers, the key components such as the expansion vessel and pump are built into the boiler unit itself, simplifying installation.

How they work: The boiler heats water and stores it in the cylinder. When you turn on a hot tap, the pre-heated water is delivered from the cylinder, providing strong and consistent flow to multiple outlets simultaneously.

Advantages:

  • Can supply hot water to multiple bathrooms at once
  • Strong, consistent water pressure
  • No cold water tank needed in the loft
  • Compatible with solar thermal panels

Best for: Larger homes with two or more bathrooms and higher hot water demand.

Limitations: Requires space for a hot water cylinder. Once the stored hot water is used, you must wait for the cylinder to reheat.

Regular (Conventional) Boilers

Regular boilers, also known as conventional or heat-only boilers, work with both a hot water cylinder and a cold water storage tank (typically in the loft) plus a feed and expansion tank. This is the traditional boiler setup found in many older UK homes.

How they work: Cold water is fed by gravity from the tank in the loft to the boiler, where it is heated and stored in the hot water cylinder. The system relies on gravity to circulate water, although many modern installations also use a pump.

Advantages:

  • Ideal for homes with older radiator systems
  • Can supply large volumes of hot water
  • Compatible with solar thermal panels
  • Works well with low water pressure areas

Best for: Older properties with existing regular boiler pipework, and homes in areas with low mains water pressure.

Limitations: Requires the most space, as you need both a hot water cylinder and cold water tank. Less energy efficient than combi and system boilers due to heat loss from stored water.

Which Boiler Type Is Right for You?

The best boiler type for your home depends on several factors:

  • Property size: Combi for small/medium, system or regular for large
  • Number of bathrooms: One bathroom suits a combi; two or more may need a system boiler
  • Available space: Limited space points towards a combi
  • Existing pipework: Replacing like-for-like is often the most cost-effective option
  • Mains water pressure: Low pressure may favour a regular boiler or a system with an unvented cylinder
